A good quote should be crystal clear: what's included, what isn't? Make sure your special wishes — the fancy outdoor kitchen or the pool — already appear in the document. If not: ask! A quote isn't a legal contract; it's a discussion basis you can adjust until it fits your budget.
2. How Solid Is the Calculation?
A document is good, a notary is better. If you want absolute certainty, have the quote and contract notarized. That creates a binding foundation for both sides.
3. When Does the Money Flow?
A golden rule: never pay the full amount upfront — and especially not before the first shovel hits the ground without a contract. Payment tied to construction progress is the fairest solution for everyone.
4. What's Creeping and Seeping?
In the subtropics, rising moisture is the mortal enemy of walls. Ask exactly how the foundation will be waterproofed. A dry house is the best long-term investment.
5. What Protects Me From Above?
Roof shape, covering, and above all insulation belong in the quote in detail. A pro tip: pay attention to the right wood preservatives in the roof structure — Paraguay's insect world is very hungry!
6. Are the Windows Really Sealed?
Don't let anyone tell you there are no properly sealed windows in Paraguay. There are! They cost a little more, but they keep out the noise and the heat. Window quality should match the standard of your home.
