"What does a square meter of house cost with you?" – we hear this question almost daily. And every time we have to smile, because the answer is: it depends.

No, that's not an excuse, but the reality in construction. Because a house is as individual as its future residents. Nevertheless, we'd like to give you an insight into how we calculate our prices – and why we sometimes ask many follow-up questions.

At its core, our calculation works like any reputable construction company:

Material costs – from concrete to the last door handle.
Labor time – fairly paid for a strong team.
Machines and tools – excavators and drills need care too.
Organization & coordination – so that all trades ultimately form a whole.

Sounds logical? It is. But the exciting question is: What exactly is to be built?

Foundation slab: hillside or flat property? Makes a huge difference.
Walls: single or double-wall?1
Roof: what shape, material, quality?
Windows & doors: single or double-glazed?2 Aluminum or plastic?
Tiles: from 50,000 to 500,000 Guaraníes3 per square meter, anything is possible.

And quite honestly: without having seen the property, a serious cost estimate is simply impossible.

Many customers hesitate to state their budget. "If they know we have money, it'll immediately get more expensive." No, that's not how we work. Our profit is calculated based on effort – not on your account balance.

A budget helps us balance wishes and possibilities. Anyone planning double-glazed windows, fine parquet flooring, or a luxury kitchen, but at the same time only providing a mini-budget, must honestly examine with us where compromises can be made. Conversely, we also slow down the luxury-lovers: not every gold-plated faucet or oversized foundation slab increases value or living comfort to the extent it costs.

Of course, we're also very happy to implement extravagant projects. The most unusual ideas are a welcome challenge for us – and quite honestly: they even increase the fun factor at work.

But: every additional effort has its price. Transparency for us means that we communicate this clearly – so that you know exactly what investment is necessary to make your wishes come true.

There are points where we don't accept compromises: statics,4 safety, quality. A foundation that's too small or undersized walls? That's out of the question for us – because here the safety of our customers is at stake.

  1. Double-wall construction (cavity wall) consists of two separate walls with an air gap or insulation layer between them. This construction method provides superior thermal insulation, moisture control, and sound dampening compared to single-wall construction. It's standard in European construction but less common in Paraguay. 

  2. Double-glazed windows (insulated glazing) consist of two panes of glass separated by a gap filled with air or inert gas. They provide significantly better thermal insulation and noise reduction than single-pane windows. In hot climates, they reduce cooling costs by minimizing heat transfer.
